Schematic Design


Schematic design begins in rough form as sketches, floor plan studies, and 3d or physical models. Several owner/designer meetings are typical during this phase to make decisions and determine a direction for the design to evolve. Some documents generated during this phase may include:

  • Site Plan
  • Floor plans
  • Basic elevations
  • 3D renderings
  • Basic sections

The preceding list of drawings may still be rough in nature at the end of this phase. Their intent is primarily to determine a design direction with which to proceed into the next phase. The main goal at the end of this phase it to narrow down design options to one final option from which to proceed with design. Additionally, an initial budget based on rough costs per square foot will be used to check the chosen design option against the proposed budget to ensure that the project is tracking properly.
